Wide opening in a load-bearing wall with a steel frame

Cutting

Why cut rather than break

Diamond cutting produces a clean edge without impact or vibration. This matters in load-bearing walls and floor slabs, because a breaker causes micro-cracks around the opening and can damage the reinforcement. The cut edge is immediately ready for fitting a frame or door jamb, so less plastering is needed. We cut with water cooling and collect the water and dust, so the flat is not left dusty.

Metres are counted by the length of the cut: a door opening takes two vertical cuts and one horizontal cut. Walls thicker than 49 cm are cut from both sides, and the price is agreed after an inspection.

Example: a 90 × 210 cm door opening in a panel wall

  • Cut length 2.1 + 2.1 + 0.9 = 5.1 m at 85 €: 434 €
  • Removal and carrying out, approx. 0,4 m³: 84 €
  • Dust protection: 180 €

Total about 698 € excluding VAT without a frame or a design. For a non-load-bearing partition wall that is enough, but a load-bearing wall also needs a design, a permit and a steel frame, the price of which we calculate according to the structural engineer's solution.

When you cannot do without cutting

  • Opening in a load-bearing wall or in a floor slab: cutting only, because impact methods are prohibited by the design.
  • Monolithic reinforced concrete with rebar: almost impossible with a hammer; a diamond blade cuts through the rebar as well.
  • Widening an existing opening, when a straight edge is needed next to an old door frame.
  • Chases for cables and pipes without the walls crumbling.
  • Occupied flat, where dust and vibration must be kept to a minimum.

How the work proceeds

  1. A site visit or photos: the wall, its thickness, material and whether it is load-bearing.
  2. An estimate with metres and price, and if needed, a design and permit.
  3. Covering, water and dust collection, propping.
  4. Cutting and removal in sections, carrying out the waste.
  5. Frame installation if the wall is load-bearing, and handover with a completion certificate.

FAQ

Frequently asked questions

Can you cut in an occupied flat?

Yes, that is how we usually work. We collect the water, cover the floors and do the noisy work during the daytime.

Do you cut floor slabs and floors?

Yes, we cut floor slabs for stair and service openings, but a floor slab always requires a structural engineer's assessment and a design.

How long does cutting a door opening take?

Cutting and removing one opening takes 3–6 hours, depending on the wall's thickness and material.
