Bathroom

Why the bathroom is the most expensive room in a flat

A five-square-metre bathroom brings every trade together: stripping the old finishes, plumbing pipework, electrics, waterproofing, tiling, ceilings, doors and fitting the fixtures. That is why a bathroom renovation costs several times more per square metre than a room, and this is where unforeseen work most often turns up: rotten pipes, uneven walls, damp under the old bath.

We price plumbing pipework, waterproofing, electrical wiring and fixture installation for each specific bathroom, because it depends on the number of outlets, the length of pipe runs and whether the risers are being replaced. Materials (tiles, taps, shower enclosure) are chosen by you and entered in the estimate as a separate line.

Example: a 5 m² bathroom with toilet, finishing works only

  • Stripping old finishes, about 25 m²: 500 €
  • Floor levelling, 5 m²: 90 €
  • Wall tiles, about 22 m²: 704 €
  • Floor tiles, 5 m²: 160 €
  • Plasterboard ceiling, filling and painting, 5 m²: 300 €
  • Door and 3 sockets: 173 €

Finishing work about 1 927 € excluding VAT. Plumbing, electrics, waterproofing and materials are added on top. An indicative total with materials for your chosen level is shown in 2 minutes by calculator.

Process and timescales

  1. Dismantling and removal, 1–2 days.
  2. Plumbing and electrics: new pipes, risers and outlets, 2–3 days.
  3. Wall and floor levelling, waterproofing, 2–3 days including drying time.
  4. Tiles for walls and floors, grouting, 4–6 days.
  5. Ceilings, doors, fixtures, cleaning and handover, 2–3 days.

A full bathroom renovation takes about 2–3 weeks. We write the timeframe into the contract, and you pay in stages for the work already completed.

What most often increases the estimate

  • Replacing risers, which needs to be agreed with the neighbours.
  • Uneven walls that need plastering before tiling.
  • Large-format tiles and complex patterns, which are slower to lay.
  • Relocating the bath and shower when the waste pipes are moved.
