DemolitionLoad-bearing or not? Everything depends on it
A non-load-bearing partition wall (plasterboard, silicate blocks, thin brick or lath and plaster) can be demolished in a day and usually without a permit. A load-bearing wall may only be removed with a design and a permit, because it supports the floor slab. How to tell them apart? A thickness of up to 12 cm and a hollow sound when tapped usually mean a partition wall, but in panel apartment buildings some internal walls are load-bearing, so before starting we check the building drawings or come out to assess it free of charge. If the wall is load-bearing, read about a permit for a load-bearing wall.
Labour rates from our estimates
Prices excluding VAT, for labour with tools:
| Labour | Pcs | from, € excl. VAT |
|---|---|---|
| Removal of non-load-bearing partitions | m² | 15–20 |
| Removal of a door frame | pcs | 30 |
| Carrying waste out of the flat | m³ | 40 |
| 8 m³ skip with removal | pcs | 190–280 |

Example: a 4 m long partition wall between the kitchen and a room
A partition wall 4 m long and 2.6 m high is about 10.4 m². It contains a door unit.
- Partition wall removal, 10.4 m² at 20 €: 208 €
- Removal of the door unit: 30 €
- Waste removal, approx. 1,5 m³: 60 €
- Dust protection and covering the stairwell: 180 €
- Cleaning after the works, 20 m²: 30 €
Work without a skip: about 508 € excluding VAT, around 615 € including VAT. If there is more waste than fits into bags, a skip is added. We give the exact price after a free site visit or based on photos, and a quick guide figure is provided by calculator.
Is a permit needed for a partition wall?
Removing or relocating non-load-bearing partition walls counts as simple renovation, which does not require a building permit. In an apartment building, though, it is worth checking two things: whether the wall really is non-load-bearing (confirmed by the building's structural drawings or a structural engineer) and whether you are changing the flat's floor area, the purpose of the rooms or shared structures. If the re-planning affects load-bearing walls, ventilation ducts or the façade, a design and a permit are needed, which we take care of.
How we work so the neighbours do not complain
- Covering. Floors, the stairwell and the lift are covered with film and cardboard, and doors are sealed.
- Dust extraction. At the cutting point we use dust extractors, and we carry the waste out in bags, not open buckets.
- Timing. We do the noisy work on weekdays during the daytime, and we warn the neighbours in advance with a notice in the stairwell before the works begin.
- Waste. We take it to the landfill ourselves or order a skip, and the yard is left clean.

Frequently asked questions
How long does it take you to demolish a partition wall?
We remove one partition wall of up to 15 m² and carry out the waste within one working day. Re-planning several rooms takes 2–4 days.
Can you also rebuild the wall in a different location?
Yes. We install a new plasterboard partition wall with sound insulation from 42 €/m² for labour, and then skim and paint it.
What about the electrics and pipes in the wall?
Before demolition we disconnect and relocate the services if there are cables or pipes in the wall. We assess this during the inspection and include it in the estimate.
